Small Print

Dogs: well behaved dogs are very welcome and, as previously mentioned, we don't make any extra charges. However, in the unlikely event of any soilage or damage, then owners will be held responsible for the cost of cleaning or repair. We do ask that dogs are not allowed on furniture.

Smoking is not permitted inside either Ardmorn or Minimorn; this is Scottish Law. If guests do smoke in their rooms, then they will be charged £100 to cover the cost of extra cleaning and the fact that we will be unable to sell the room the following night. If guests smoke inside Minimorn, then they will be charged a cleaning fee of £200.

Bed and Breakfast Check in/out: your room will be available from 3:30pm onwards on the day of your arrival. If you are likely to arrive later than 6pm, please telephone us in advance wherever possible, and please be aware that we do not accept check-ins after 9:00pm for the comfort of other guests. We request that rooms are vacated by 10:00am on the day of departure.

Self-Catering Check in/out: Minimorn will be available from 4pm onwards on the day of your arrival, and we ask that it is vacated by 10am on your day of departure. If you need more flexibility around these times please do let us know.

Deposits - B&B: any deposit taken to secure a booking is non-refundable unless under exceptional circumstances, to be left to our discretion.

Deposits - Minimorn: any deposit taken to secure a booking is non-refundable unless under exceptional circumstances, to be left to our discretion. However, if advanced warning is given and we are successful in re-letting your reserved week, then we will refund your deposit minus a £15 admin fee.

Cancellations or No Shows - B&B: if guests do not arrive, or if less than 24 hours’ notice is given to cancel a booking, one full night's accommodation cost will be charged.

Insurance: we strongly recommend you take out insurance to cover any costs in the unlikely event you have to cancel.

Damage/Breakages: if something gets accidentally broken or damaged during your stay, please let us know so that we can arrange a repair as soon as possible. Most of the time "these things happen", however we do reserve the right to make a charge for damage/breakages if we consider it to be deliberate, malicious or if something was used without due care and attention.
